Booking and ReservationPT. Smart Group Management acts as a landlord for the property "Unity Villas".
Each time a guest confirms a booking of a Property through unitybali.com, a Rental Contract is entered into between PT. Smart Group Management and the guest in whose name the booking is made for the agreed period. When a Guest books a Property through unitybali.com, the Guest is deemed to have agreed to these terms and conditions, and for personal data to be processed by PT. Smart Group Management with regards to the Rental Contract. The Rental Contract is not effective until PT. Smart Group Management has confirmed the Guest’s booking in writing.
A Rental Contract is established upon booking confirmation.

PaymentWhen you make a booking request, the appropriate deposit payment (20% of the total amount) must be made to PT. Smart Group Management within 5 working days of availability confirmation. If the required deposit payment is not received within 5 working days, PT. Smart Group Management reserves the right to void the Guest’s booking request.
Additional CostsIncludes electricity, water, cleaning, and local taxes.
Provisioning costs and gratuities are the Guest’s responsibility.
Reservation VoucherIssued upon full payment with check-in details.
Arrival / Departure Times- Standard check-in: 3pm, check-out: 11am.
Security Deposit (Unity Villas)- A security deposit may be required, payable directly to the Owner or Owner’s Representative upon arrival. A deposit of 5,000,000 IDR is charged to the guest at the time of check-in. If after the guest’s departure there is no loss of items or damage to the villa, the deposit is refunded in full. If damages are found, they will be assessed in accordance with their market value, and the deduction from the deposit will be agreed upon with the guest.

- Access to the property can be refused if the security deposit is not paid in full.
- The security deposit is typically refunded at the end of the rental period.
Damage or LossesUnity Villas, being a private residence, should be respected as one would their own home. Guests are expected to maintain the Property, including all contents, in a tidy and undamaged state.
During your stay, any damages or losses incurred, as well as any extensive cleaning needs arising from negligence by anyone in your party, will be your responsibility. Such costs may be charged to your account and subtracted from the security deposit. In instances of significant or unacceptable damage at any point during your stay, Unity Villas reserves the right to require the Guest and their group, including any visitors, to leave the Property immediately, with no entitlement to a refund or compensation.
Access (Unity Villas)
- Guests have full property enjoyment.
- Reasonable access must be provided for maintenance and services.
Number of guestsThe number of persons (adults and children) staying at the Property must not exceed the maximum number of sleeping places indicated in the booking confirmation and reservation voucher unless specifically authorised in writing by Unity Villas. Exceeding this number may invalidate any insurance policy on the Property. Entry or access to the Property may be refused or limited where the number of guests exceeds the stated requirement.
No pets are allowed unless agreed in writing in advance.
Valuables and Security Guests are solely responsible for safeguarding their personal belongings and valuables during their stay. Unity Villas, including its owners or representatives, assumes no responsibility for any loss or damage to guest property. It is the duty of the guest to ensure the security of the Property throughout the rental period. This includes making sure that all windows and doors are securely locked when the property is unattended. Any actions or inactions by the guest, their group, and/or visitors that might invalidate or affect the Property’s insurance coverage, or result in loss or damage, will be the responsibility of the guest.
Price StabilityUpon confirmation of a booking, Unity Villas guarantees the price of the reservation, regardless of any subsequent changes to rates displayed on our website. This commitment ensures rate stability for our guests, but it also means that no refunds will be provided for fluctuations in exchange rates that might otherwise lower the cost of the rental.
Unity Villas reserves the right to apply any taxes or charges that may be imposed by government or regulatory authorities, which were not known or applicable at the time of booking. Should any additional taxes or charges become applicable to a guest’s booking, Unity Villas will promptly inform the guest of these changes.
Cancellations- free for cancellations more than 7 days before the rental period.
- 50% forfeited for cancellations between 7 and 3 days before.
- 100% forfeited for cancellations within 3 days or for no-shows.

Use of PropertyAll reservations at Unity Villas are presumed to be for standard vacation purposes unless otherwise specified in writing. Guests agree to use the Property solely for holidaying purposes unless an alternative arrangement is expressly agreed upon in writing.
If guests intend to host an event, such as a wedding or party, which would involve a larger number of attendees, or if the Property is intended for purposes other than as a holiday retreat, this should be communicated to Unity Villas at the time of booking. Special permission or arrangements might be necessary. It is important to note that same-sex wedding ceremonies are prohibited by Indonesian law, and any same-sex ceremonies would not align with local customs. Additionally, certain types of parties, especially bachelor or bachelorette parties, may not be permissible. The nature of the event may require additional charges or an increased security deposit, which must be agreed upon and confirmed in writing prior to confirming the reservation. Keep in mind that some Unity Villas are located in residential areas or estates and may be subject to specific rules and regulations regarding their use. Therefore, authorization for certain types of usage or activities might not always be feasible due to these regulations or other factors beyond the control of Unity Villas and the Owner.
Please note that smoking inside the building is prohibited. Smoking is only allowed in open areas - in the garden or on the rooftop.
Guest Concerns at Unity VillasUnity Villas is committed to ensuring a delightful stay for all guests. Should any issues arise during your stay, we encourage you to promptly inform the management team at Unity Villas so that we can endeavour to resolve them. To effectively address any complaints, it is crucial that guests report any concerns or problems while still on the premises. If no issues are reported during the stay, Unity Villas will consider that the guest was satisfied with the property and services, and consequently, no complaints will be acknowledged after the rental period has concluded.
Responsibilities of Unity VillasThe descriptions, evaluations, and/or ratings of Properties and their surroundings provided by Unity Villas are shared in good faith and with the belief in their accuracy, based on the most recent information available. Nevertheless, Unity Villas cannot be held accountable for any unforeseen alterations to the Properties or for any inaccuracies in these descriptions. When Unity Villas publishes or refers to descriptions, evaluations, and/or ratings of the Property, whether made by Unity Villas or third parties, it’s important to note that these are intended solely for informational purposes. Unity Villas will not be responsible for any reliance placed on these ratings or descriptions.
Disclaimers for Unity VillasUnity Villas does not assume responsibility or liability for:
Any physical injury, sickness, death, loss, damage, inconvenience, or additional expenses incurred by the Guest, their party, or visitors, irrespective of the cause.
Any issues related to vehicles used, hired, or engaged by the Guest or their party during their stay.
The inability of the Guest or any member of their party to reach or stay at the Property for all or part of the rental period, due to failure to obtain proper travel or visa documentation, travel arrangement cancellations or amendments, or missed flights or travel connections.
Any disturbances such as strikes, demonstrations, terrorist activities (threatened or actual), natural disasters, fires, health issues, weather conditions, actions at airports or ports by government or public authorities, technical problems with transportation, airport regulations, or any technical, structural, electrical, plumbing issues, or other problems with the Property that render it unsafe or unusable, or any other circumstances classified as ‘force majeure' or Acts of God, or events beyond the Owner’s control.
Under no circumstances will Unity Villas, the Owner, or the Owner’s Representative be individually or collectively obliged to make any payment, provide refunds, or compensate beyond the total rental amount paid by the Guest.
ComplaintsUnity Villas is dedicated to ensuring a pleasant and enjoyable stay for all guests. If any issue arises during your stay, we encourage you to immediately inform the Unity Villas management team, and we will endeavour to resolve the matter. To effectively address and resolve complaints, it is essential for guests to report any problems while they are on the premises. Should no complaint be reported during the rental period, Unity Villas will assume that the property met the guest’s satisfaction, and no complaints will be considered or addressed after the conclusion of the stay.
JurisdictionThis agreement shall be governed by the laws of Indonesia. In the event of any disputes arising from the booking and stay that cannot be amicably resolved between the parties, both parties agree to submit exclusively the matter to the Indonesian Arbitration Association for final resolution through arbitration conducted in English.
By submitting a booking request, the Guest acknowledges and agrees that these terms and conditions have been read, understood, and accepted without any reservations or exceptions.
Should any provisions of this Rental Agreement become invalid, unenforceable, or deemed to be so, or if there is an omission in any of the terms and conditions, the remaining terms and conditions shall continue to be valid, enforceable, and unquestionable.
